DepositSeal

Dirty when you moved in? Put it on record.

Cleaning is one of the most common deposit deductions, and at move-out nobody remembers what the oven looked like on day one. Write it down now, before the first box goes in: photos, a short message, and a date your landlord can confirm.

What to photograph

For each room, one wide photo first, then a close-up of every dirty spot. A close-up without the wide shot does not show where it is.

  • Oven and hobInside the oven, the racks, the door glass and the burners.
  • Fridge and freezerShelves, drawers and the rubber door seals, open.
  • BathroomGrout, silicone around the bath or shower, limescale on taps, the toilet.
  • WindowsTracks, sills and the frames, where dust and mould sit.
  • Floors and carpetStains, and the edges along the walls.
  • Cupboards and drawersInside, including crumbs and sticky shelves.
  • Behind and underBehind the fridge and cooker, under the bed and sofa if they came with the place.
  • Extractor hoodThe filter and the underside, where grease builds up.

A message to send today

Edit the list, then send it with your record link instead of attachments. A link keeps every photo at full quality and shows if they answered.

Hello, I moved in today and several things were not clean: [the oven, the fridge seals, the bathroom grout]. I have recorded them with photos here: [record link]. Could you confirm, or let me know when they will be cleaned? Thank you.

What it proves, and what it does not

It shows that these exact photos existed at the time shown, that they were sent to your landlord and what they answered. Anyone can check a photo is the original: change a single pixel and the fingerprint no longer matches.

It does not match any photo in this record.

It does not prove what a photo shows or where it was taken. It is supporting evidence, not legal advice. It does not decide who has to clean or to what standard: that depends on your contract and where you live.
