Furnished? Record what is there, dated.

In a furnished place the deductions are about things: the sofa with a tear, the missing pan, the chair that wobbles. Before the first box goes in, list what came with the flat and how it was, with photos and a date your landlord can confirm.

What to list, room by room

Count the small things, not only the big ones. “4 plates, 1 cracked” is the line that saves money at move-out.

  • Living roomSofa and cushions, armchairs, coffee table, TV and remote, shelves, lamps, curtains, rugs.
  • KitchenFridge, oven, hob, microwave, washing machine, kettle, pans, plates, glasses, cutlery, utensils.
  • BedroomsBed frame, mattress (both sides), wardrobe and hangers, bedside tables, lamps, linen and duvets.
  • BathroomMirror and cabinet, towel rails, shower curtain or screen, and anything else that came with it.
  • Dining areaTable and every chair, one by one, with any marks or loose legs.
  • ExtrasKeys and fobs, remote controls, manuals, iron and board, vacuum, drying rack.

How to photograph each item

One photo of the whole piece, then a close-up of every mark, stain or tear, with a note: “Sofa, left arm, 3 cm tear”. Open the wardrobe and the drawers. Count the cutlery and plates and write the number in the note.

What it proves, and what it does not

It shows that these exact photos existed at the time shown, that they were sent to your landlord and what they answered. Anyone can check a photo is the original: change a single pixel and the fingerprint no longer matches.
